Work Stages
Stage 1 - Inception
It involves appraising client requirements, evaluating site and legal constraints, defining budget parameters, appointing consultants if needed, outlining project timelines, choosing contracting strategies, and checking regulatory requirements.
Stage 2 - Concept Design
Develop an initial design concept addressing spatial planning, materials, services, and technical performance, while ensuring compliance with land use rights, consulting authorities, and reviewing costs and project programme.
Stage 3 - Design Development
Develop the design from concept to full detail, including systems, materials, fittings, and finishes; coordinate consultant inputs; prepare detailed drawings and specifications; and review programme, budget, and statutory approvals with stakeholders.
Stage 4 - Documentation and Procurement
4.1 – Compile and coordinate technical documentation with consultants for submission, review budget and schedule, and secure client authorization for submission to the local authority.
4.2 – Compile specifications and tender-ready documentation, obtain and review bids, advise on contractor selection, and finalize and sign the building contract.
Stage 5 - Construction
Administer the contract and site handover, issue construction information, review subcontractor designs, inspect works for compliance, manage completion, and assist with occupation certificate requirements.
Stage 6 - Close-out
Facilitate project close-out by compiling completion and handover documentation, issue contract completion certificates, and provide construction records and relevant undertakings.
